Community Basics

The Canterbury Condominium community is a nice place to live, and all residents can help keep it that way. Below are some of the basic behaviors that residents take part in to keep the community nice for everyone. There’s also basic information regarding some of the community amenities.


Trash

Trash should not be placed at the curbs until 5 pm on Sundays and cans should be removed Monday evening. Please properly dispose of trash into hard containers and store them in specified trash areas. Using hard plastic trash cans helps keep animals from breaking into trash bags. Trash should be taken out each week so the trash areas are kept in order.

Remember, all boxes need to be broken down into flat pieces or the collectors will not accept them. Help keep our community clean and presentable.

If you are a resident missing a trash can or need one, you can find one at the east side of the club house. These trash cans have been collected from our community after the requested retrieval time.


Patios & Balconies

Please keep your balconies and patios in a presentable manner. Trash, indoor household items, or large obstructions are not to be stored in these areas. Keep in mind–your neighbors can see your patio area and you are responsible for keeping the weeds down. We want our community to reflect a neat and tidy appearance.

Only electric grills are permitted on balconies. Gas and charcoal grills are a fire code violation. To avoid a possible citation, please remove unapproved grills immediately. A variance was granted to allow any type of grill on patios. Do not leave grills unattended when in use.


Common Areas

Canterbury has many common areas and it’s important for homeowners to know the relevant regulations as stated in our by-laws. Common areas include the 4-plex entryways, the arched breezeways, sidewalks, parking areas, basements, lawn, and landscaped areas (does not include patio areas). No smoking is permitted in laundry rooms, storage areas, or 4-plex hallways.

There are a number of rules and they may seem quite restrictive. However, keep in mind that these rules are in place to ensure that the appearance of our community does not get cluttered. If everyone were free to put anything wherever they wanted—can you imagine what it would look like?

The following are some excerpts from our by-laws regarding some of the rules that are broken most often. Please review them so that you will know what the expectations are regarding the use of common areas.

Nothing shall be used or permitted to be hung or displayed on the outside of windows or inside of windows (except inoffensive drapes or curtains which are consistent with the exterior color), or placed on the outside walls of a building.

No clothes, sheets, blankets, rugs, laundry, or other things shall be hung out or exposed on, or so as to be visible from, any part of the Common Areas. This includes decorative items, chairs, gardening tools, hoses. The Board always allows American flags that are in good condition. Seasonal flags are unacceptable.

No “For Sale,” “For Rent” or “For Lease” signs, or other signs, or other window or advertising display shall be maintained or permitted on any part of the property or any condominium unit. “For Sale” signs in condominium and car windows are forbidden by this rule.

Servicing of vehicles in the parking lot is prohibited. This includes washing and changing oil.

No owner shall be allowed to place or cause to be placed in the lobbies, vestibules, stairways, hallways or areas of a similar nature and used for a similar purpose any furniture, packages, or objects of any kind, without the consent of the Board of Directors.

Please review your copy of the by-laws for more information. If your condo is rented, please make sure your tenants are aware of the rules.

Dogs

Dogs bring a great amount of joy to many people in our community. It is your responsibility as a pet owner to clean up after your dog, otherwise this can be a health hazard and also damages the lawn. Not taking responsibility is also disrespectful of your neighbors. All pets should be leashed and never outside without it’s owner present. Pets are not permitted in the pool area. Please be a thoughtful pet owner!

Pool Season

The pool is open from roughly Memorial Day through Labor Day each year.Pool hours are from 7am to 9pm daily. Be safe and have fun! The pool policies are listed below (updated 5/2023).

  1. Be considerate of other residents when inviting guests to use the pool with you. Two (2) guests are allowed and must be accompanied by a resident at all times.
  2. The gate must be kept locked at all times.
  3. Only proper swimwear is worn in the pool.
  4. Children under 14 years of age must be accompanied by an adult.
  5. No smoking in the Clubhouse or pool areas.
  6. No alcohol beverages, food, glass items, grills allowed in the Clubhouse or pool areas.
  7. No pets allowed in the Clubhouse or pool areas.
  8. No excessive rough or noisy play that will disturb the residents, especially after 6pm.
  9. The CHOA is not responsible for lost or stolen items.
  10. All personal items must be removed after each day. Chairs, pool toys, towels, etc., will be disposed of by KMC pool maintenance each morning.
  11. Contact the KMC Property Manager for a replacement key. The fee is $10.
